Our detailed Terms and Conditions are listed in the Letter of Offer and Tenancy Agreement that we will send you before you confirm your booking.

This document is an excerpt of these Letter of Offer and Tenancy agreement and are intended to give an overview of our Terms and conditions.

  • If there is any discrepancy between the Letter of Offer we may send you and this web page the Letter of Offer will be the reference document.
  • If there is any discrepancy between the Tenancy Agreement we may send you and this web page the Tenancy Agreement will be the reference document.

Key Concepts

Tenant:

The individual or the entity that has signed a Contract with LMB Housing Services

Contract:

The Letter of Offer and Tenancy Agreement together form the Contract that bound the Tenant and LMB Housing Services. The Contract defines the rights and obligations of each party. The Contract is signed under the French law.

Retainer:

Any amount paid by the tenant to LMB Housing Services before the signature of the Tenancy Agreement and after the signature of the Letter of Offer. The Retainer will be deducted from the amount to be paid as Deposit and serves as a guarantee to confirm booking.

Security Deposit:

The refundable amount paid by the Tenant and held by LMB Housing Services as security collateral. The Tenant shall pay one week, one month or two months rent as a Security Deposit depending of the length of stay (one week for a stay below one month, one month for a stay below two months and above one week, 2 months for a stay above 2 months).

Admin fee:

The non refundable amount paid by the tenant at the beginning of the lease.

Rent:

The amount paid by the Tenant for the Core Services provided by LMB Housing Services. These Core Services are:

  • Rental of the flat
  • Utilities subscription
  • High speed wireless internet access
  • Cable TV subscription
  • Provision of bed sheets, towels, cutlery, dishes, etc…
  • Maintenance contracts and aircon servicing
  • Weekly housekeeping:
    • Clean all rooms
    • Clean the kitchen
    • Clean bathrooms and toilets
    • Vacuum and mop floors
    • Dusting off furnitures and knickknacks
    • Change bed sheets (once a week). The tenant is responsible for cleaning the sheets so that there are always clean sheets available for the housekeeper to perform this. If no clean sheets are available then the housekeeper will not be able to change sheets.
    • Clear trash

Prepaid utilities:

The amount that will be billed together with the rent to cover for the utility expenses (water, electricity, gas,...).

Terms and Conditions

Payments

The Retainer shall be paid when the Tenant signs the Letter of Offer.

The Security Deposit shall be paid in full on signing the Tenancy Agreement.

There will be a one time administration fee to be paid with the first month lease. See the pricing tables for more information

Payment terms:

  • For leases equal or longer than two months in total, the rent for any given month shall be paid before the 28th of the previous month.
  • For leases below two months in total, the full amount of the rent is to be paid in advance at least one week before the date the lease starts.

Payments are to be made in Euros. If payments are made in other currencies, the source for the exchange rate applicable will be www.xe.com on the day the money is credited on LMB Housing Services’ bank account. The applicable exchange rate will be the rate of the day +15%.

All payment shall be made by wire transfer.

Security Deposit Refund

The Security Deposit will be refunded within one month of the date of expiry of the lease. This delay is necessary to account for the real utility consumption as detailed on the utility bill.

There will be a one time admin. fee to be paid with the first month rent.

Refund of the security deposit is subject to the satisfactory handover and inspection of the property on the day of departure, and the actual utility consumption.

The deposit will be refunded via Wire transfer no later than one month after the end of the lease. This is the necessary time to receive the utility bills and process the refund.

Real utility consumption will be assessed each month based on the actual utilities invoices. If the actual invoice is above the prepaid amount, the Tenant(s) will have to pay for the difference. If the actual invoice is below the prepaid amount, LMB Housing Services will refund the difference between the utility bills and the amount pre-paid by the Tenant(s) (together with the security deposit).

Penalties

Half the Retainer will be kept by LMB Housing Services as compensation for any deferment to sign the Tenancy Agreement before twenty one days (21 days) prior to commencement of the stay. LMB Housing Services will then have the right to lease the property to another interested party.

Half the Security Deposit will be kept by LMB Housing Services as compensation for any cancellation of the Contract before twenty one days (21 days) prior to commencement of the stay. LMB Housing Services will then have the right to lease the property to another interested party.

The full amount of the Retainer will be kept by LMB Housing Services as compensation for any deferment to sign the Tenancy Agreement before twenty one days (21 days) prior to commencement of the stay. LMB Housing Services will then have the right to lease the property to another interested party.

The full amount of the Security Deposit will be kept by LMB Housing Services as compensation for any cancellation of the Contract before twenty one days (21 days) prior to commencement of the stay. LMB Housing Services will then have the right to lease the property to another interested party.
